A Possible Sellers Solution.

In an already saturated market most agents tell their clients to keep dropping their price in order to draw attention to their listing, or to pull it off the market and wait. Most clients are not in a position to or don't have time to wait and they can't afford to drop their price outrageously.

Most or you are familiar with the term "Owner Will Finance" but as an agent, have you ever considered offering that as an option to your client. It's opens up a whole new demographic of potential buyers and a lot more traffic. Your seller may even get their asking price or close to it.

Yes, these are buyers that can't qualify for a bank loan but that doesn't mean they are not capable buyers. Most just don't have their credit built up enough in order to qualify for a bank funded loan but they still have money to put down and are more than capable of making the payments. Sometimes you can simply base that on what they do for a living.

Say Joe Executive, that just got a huge promotion and raise with his company but hasn't had enough time to pay down his debt? He needs a new home now because he's got a baby on the way.

Face it, in these days and times, banks aren't making it any easier for people to qualify for loans, instead they are tightening their belts even more. Hopefully you see how a "owner will finance" option opens a viable possibility. The seller gets their asking price or close to it because the buyer is willing to pay it, the buyer gets a new home. and the agent can move on to more listings. Everybody wins!

If you haven't already, ask your real estate professional about this option!
